Thermal Bridge Assessments: Why They’re Essential for Energy-Efficient Buildings

Thermal bridges can be a silent culprit behind energy loss in buildings, undermining even the best insulation strategies. Conducting a thermal bridge assessment is crucial to identifying and mitigating these weak points in your building envelope. This blog explains what thermal bridges are, why assessing them is essential, and how it contributes to a building’s sustainability and comfort. As buildings become better insulated, the effect of thermal bridging becomes more pronounced in terms of its contribution to overall heat loss and can account for 20% of building heat loss.

What is a Thermal Bridge?

A thermal bridge occurs when an area of a building’s envelope has higher thermal conductivity than the surrounding materials. This leads to increased heat flow, resulting in:

  • Energy loss: Higher heating or cooling demands.
  • Condensation risks: Increased potential for dampness and mould growth.
  • Lower thermal comfort: Uneven indoor temperatures.

Common examples of thermal bridges include poorly insulated junctions, such as:

  • Wall-to-roof or wall-to-floor connections.
  • Window or door frames.
  • Structural penetrations like beams and pipes.

Why is a Thermal Bridge Assessment Important?

Thermal bridge assessments quantify the energy and heat loss associated with these areas, helping identify where improvements are needed. Here’s why this process is essential:

  1. Improved Energy Efficiency
Even minor thermal bridges can account for a significant percentage of energy loss. Identifying these areas allows for targeted solutions, such as additional insulation or alternative material choices, reducing overall energy consumption.
  2. Meeting Compliance Standards
With increasing regulations like Passivhaus or net-zero standards, thermal bridge assessments are a vital step to meet compliance. Accurately calculating linear thermal transmittance (u-values) ensures your project aligns with energy efficiency targets.
  3. Preventing Condensation and Damp
Thermal bridges can cause cold spots, leading to condensation and, eventually, damp or mould. Addressing these issues during design reduces long-term maintenance costs and improves occupant health.
  4. Enhanced Thermal Comfort
Eliminating thermal bridges reduces temperature fluctuations, ensuring consistent indoor temperatures and a more comfortable living or working environment.

How Are Thermal Bridges Assessed?

A thermal bridge assessment typically involves:

  1. 2D Thermal Modelling
Specialist software is used to simulate heat flow through junctions, measuring u-values (linear thermal transmittance) and identifying problem areas.
  2. Detailed Design Review
Assessments focus on key junctions, such as corners, roof-wall connections, and window details, providing recommendations for improvement.
  3. Compliance Reporting
The results are integrated into energy performance calculations, like SAP or PHPP, to demonstrate compliance with building standards.

The Role of Thermal Bridge Assessments in SAP and EPC Ratings

Addressing thermal bridges not only enhances a building’s energy efficiency but also contributes significantly to its SAP (Standard Assessment Procedure) score and EPC (Energy Performance Certificate) rating. By incorporating thermal bridge assessments into your design, you can:

  • Achieve better SAP ratings through accurate calculations of heat loss and energy demand.
  • Improve EPC ratings, making the building more attractive to potential buyers or tenants.

A) You could use the defaults in any SAP calculation, however as building standards have been tightened in 2023, ignoring Psi Values makes meeting the standard very difficult as the ‘default’ penalty is 20% of your building energy fabric loss.

B) An alternative is to much increased building fabric – e.g. much thicker insulation in the walls or roof.

C) The use of bespoke Psi Values can provide the lowest possible penalty and allow compliance to pass easier. Luths can produce thermal models of construction details to calculate their psi-value performance. We are experienced in working with all forms of construction, complex detailing, and innovative building products. These will roughly quarter the penalty for thermal bridging.

This option C) is more common on projects wanting a higher SAP or SBEM rating.
